You should invite at least two estate agents to appraise your property and to provide their opinion on sales strategy, marketing recommendations, recent sales and market information.
It is important that you choose an agent who is prepared to provide honest feedback during the course of your sale, and to negotiate the best outcome for you.
Unfortunately not everybody is going to fall in love with your property, so it is important that your agent will discuss all buyer feedback with you, so you are in a position to make informed decisions on the sale of your home.
There are three different types of agency agreements. Open, Exclusive & Auction. You can find out more about these by clicking on this link to the Office of Fair Trading Guide to Selling Real Estate.
You can also choose whether you wish to auction the property, or list it for sale by private treaty with an asking price.
Both selling strategies have benefits, as do the various types of agency agreements, and you have to choose what is right for you. The best way to do that is by talking with us. Marketing is a crucial element in ensuring you achieve maximum exposure and reach as many potential buyers as possible.
There are many of options available to you. In our experience, we believe it is important to maintain a presence in three key areas.
Local: Street Signboard & Direct Mail Marketing
Sydney Wide: SMH Saturday Domain in combination with weekly periodicals e.g. Wentworth Courier, Domain East, North Shore Times
Nationwide & International: Internet
There are a number of combinations to achieve the right exposure for your property and discounted package rates can often be negotiated if your agent is familiar with the available options.
Editorial is also a very powerful medium. At Wilson Property Agents, we submit all of our properties to the editors of various publications on your behalf.
First impressions count, and this saying is so true when it comes to selling your property and achieving the best price.
A few easy things to do to lift the presentation of your property are de-cluttering, a fresh coat of paint, trimming the garden back or putting some greenery on your balcony, removing excess furniture and having fresh flowers and soft music playing during your open houses

Once you have chosen your estate agent, if you haven't already done so, you will need to appoint a solicitor or conveyancer to prepare a contract of sale.
Bare in mind this could take up to 2 weeks to prepare, and your agent is unable to market your home for sale without a signed agency agreement & draft contract in their possession.
Preparation of the marketing campaign and producing the media elements can also take up to two weeks as the publications, photographers & designers all require lead in time to finalise your entire campaign.
Auctions are either held on-site on the 4th Saturday of a sales campaign, or if you opt for an in-rooms auction, then it is usually held mid-week on the 5th week of your campaign.
You should aim to be ready for your first open house approximately 2-3 weeks from the day you appoint your agent. |
